A tiny, two bedroom home on the Parramatta River is expected to sell for $8m plus at auction.
A tiny, two bedroom house that has been held by the same family for more than 50 years has hit the market.
The two bedroom house, at 9 Collingwood Ave Cabarita, is for sale for the first time since 1969 in one of the most sought after locations in Sydney’s inner west.
The property has been owned by the Waller family since it was bought 53 years ago for $17,000.
The property is expected to sell at auction for more than $8 million due to its prime location fronting France Bay.
Horwood Nolan managing director and founder Ben Horwood said the current owner had decided it was time to move on.
9 Collingwood Ave, Cabarita, will go to auction on May 20.

Why homebuyers are out in force again
Mr Horwood said the waterfront location was one of the best across the inner west of Sydney, overtaking Strathfield in terms of popularity.
“Concord and Cabarita by the water are far more desirable places to live,” he said.
“It’s close to the elite private schools in the inner west. This is a rare opportunity.”
He said Horwood Nolan sold a larger waterfront home in Cabarita for $14.6 million, beating suburban records by $6-7m.
“Properties like this are just so tightly held,” he said.
The two bedroom house has been in the same family for at least 53 years.
The property has been described as the “perfect blank canvas”.
Mr Horwood said the agency was using a similar property sale of $8.2m in July 2022, two doors down, as a comparable price guide for 9 Collingwood Ave.
“It was an old duplex, so we’d like to think this property could be around the same,” he said.
The listing describes the property as “the perfect blank canvas” on an 850 sqm “first class parcel of land showing a sunlit Easterly aspect and direct water frontage to France Bay”.
The property is on 850 sqm with water frontage to France Bay.

“You could live in it but it’s most likely a knock down rebuild into a dream home or luxury duplex development,” Mr Horwood said.
The property has panoramic views towards the city skyline, a concrete boat ramp and a sandy beach.
“Located in one of Cabarita’s most prestigious neighborhoods with elite private schools, cafes, restaurants and direct transport to the CBD at your doorstep, this property promises the ultimate Inner West lifestyle,” the listing states.
The property will go to auction on May 20 at 9am.
